@Harjeet Bhatti thank you for your input.

Michael Macklin Although the 2017 FHA guidelines state that charge offs regardless of the amount have no bearing on one's ability to qualify for a loan, many lenders require you to completely pay off all dept prior to pre-approving a loan. Also, they give the impression that this is the industry standard. Am I getting misinformation?

Hello BP,

I recently upgraded to BiggerPockets Pro and I'm ready to get off the sidelines. I'm ready to pursue my first rental property in the form of a multi-family house hack. I've done my research on FHA loans and I'm ready to try for the pre-approval. The obstacles I am encountering now are the overlays that lenders are placing on FHA loans. Is anyone familiar with lenders in the Raleigh area who have minimal to no overlays? Thanks in advance for your advice.

@Sherman Ragland Great advice. I totally agree with developing a banking relationship with the RIGHT bank prior to requesting a loan.
