It's always extremely helpful to hear other people's ideas / experiences on the best way to have as close to 100% collections as possible. Does anyone have any interesting methods they use that has worked for them?

Hello BP! 

Just sharing a little wisdom that I wish I had early on. No matter how great you are alone, there is someone out there who compliments you as a BUSINESSMAN. I'm not saying this someone has to be your friend or has to be someone who thinks exactly like you. I'm saying there is someone out there who will make you better.

Use your connections. Offer value for value. Don't try and use people like stepping stones. I used to tell people to bring me off market deals and I would give them just a commission; now I try and bring them in on the deal and build relationships with them. I've seen much more growth when I've brought other skilled people in rather than try and do it alone.

I suggest finding someone who helps balance your weaknesses. If you're old, look for a young and hungry partner or mentee. If you're young (especially) I implore you to go find an experienced person in your field of interest and try to add value.

You have to put it in the LLC. You can't risk everything else in your life if something happened. Just my opinion though. Some people might have better insight.

I would say to make sure you're 100% transparent from the start. Talk about what happens if things go well or if the deal goes bad. It may sound excessive but don't leave any stone unturned. If you both agree / compromise on everything, then the friendship can't get in the way later. Best of luck!

Hello BiggerPockets Property Managers! 


I want someone who takes ownership of the building and treats it like it's their own home. I have people like this at some of my other properties but can't seem to find anymore for some of my other properties.

So my question to all of you hard working and dedicated property managers, what do you look for to take a job? Is it the pay? Location? Potential growth within the company? Flexibility? Etc...

I have four apartment buildings that I'm looking to hire property managers for. I want someone who takes ownership of the building and treats it like it's their own home. I have people like this at some of my other properties but can't seem to find anymore. 

So my question to all of you hard working and dedicated property managers, what do you look for to take a job? Is it the pay? Location? Potential growth within the company? Flexibility? Etc...
