Yes, I do. I have also let people call my current investors and ask them any questions they want.

It has to be a loan so that way I don't violate SEC rules. But Joel I found a VERY strong niche of property thats working for me and there are a lot.

I've found a niche here that's really worked for me and have started taking on investors. Do you think that I should just let the word travel by my current investors telling other people or go out and tell people myself? I offer a 12% return annually so I'm thinking that it will probably spread on its own but maybe it needs a push?

Thoughts, feelings, opinions all welcome!

I found that bringing on a few people who didn't have a lot of experience thought creatively and we could also use their little bit of free capital to invest for solid returns. I would suggest to anyone who feels like they have their feet under them to try and bring in people who are hungry and starting out. Just a suggestion to everyone!

Welcome to BP. I work with both sides of the "out of state investing." I have a lot of people that work with me and have a couple I invest with out of state. What I do is try and find the places that people don't know are the great areas yet because that drives the prices up.

I respectfully disagree completely. I know people in the business of real estate with 10's of millions invested with gmail accounts. Don't be concerned about the wrong things would be my recommendation @Scott Gombar . When people lend me money I generally give them a 10-12% return and am worried about making money with their money so we both win, not the email address they are using. Again, just my opinion.

I have a great investment that I literally can't buy properties fast enough. Whats the best way to get HARD MONEY lenders? Should I increase from 10-12% returns? Maybe I'm asking the wrong people in my area? How did you get HARD MONEY LENDERS

I personally love buy and holds. Passive income is (in my opinion) simply the best. Having money in your pocket every month is a great feeling. Congratulations on retiring!
