Looking for an experienced property management to manage my single family home in Plainfield, IL.  Four bed (could list as 5 or 6 bed) 3,000 sq ft.

Moving this summer. Will need management to begin in June.

I plan to put at least 5K into it for cosmetic improvements plus it’s worth closer to 60K currently.

So, I am ready to buy my first duplex for $50,000. Should I empty the savings and pay cash for a quick close then pull out a HELOC so I can move on to other purchases. Or, do I get a conventional loan on the 50k. Are there better rates on conventional or is it a wash either way?

I am purchasing a trailer to flip but it was built in 1972. On paper the potential profit looks great. However, The lender tells me Sally Mae won’t finance trailers built before 1976. Am I purchasing a dead end deal that no single family will be able to finance?

It’s hard to walk away from such a great deal.

The properties are in Roebuck, SC. I had planned to finance them for 15yr mortgage.

I am looking for financing to purchase two double wide trailers side by side in South Carolina. They are on two separate plots of land but somehow linked legally to make them one sale. For example one has to appraise for the accepted price in order for the sale to go through. They are not in a trailer park and both are move in ready. I have also been told there is some rule stopping me from financing non-owner occupied trailers. I feel like I am getting one for free but the financing situation has put a stop to the whole transaction. Is there a legal option here that I am not seeing or is this really more hassle than it’s worth?
