Same as Nathan. We have our TVs connected to WiFi and linked to Roku. We've had guests ask how to log into the account. We tell them to sign in with their personal account information and all is good. Never any issues.

I'd like to know if hosts are using the dynamic pricing tool on Airbnb and VRBO.  If so, do the suggested prices seem to be paying off?  

I update my prices weekly, adjusting just a bit here and there according to my own research. If I accept the suggested pricing opportunities it could drop my rates by $100 / night in some cases.  However, leaving them where they are I feel like I'm missing out on bookings.

Turno is another great app for finding cleaners. What I like about it is that multiple cleaners bid for the job. This allows you to compare prices quickly. You can select the best price, most experienced, or somewhere in between.

Thanks for the feedback. I've got some things to put into place before this is final, but I think it's going to work. The tenants may even appreciate the service. We will see.

Hello,

I have a great relationship with our long-term tenants in our multifamily. They have each lived there between 5, 10, and 20 years. I've owned the building for 5 years now. I've asked them to clean their apartments on multiple visits but I am seeing little to no progress. Their living conditions are unsanitary and could invite rodents, bugs, or just unhealthy living conditions in general. Their lack of cleaning is causing additional wear and tear on the property. I want to add a cleaning service to their next lease. Is there any legal guidance suggesting I can or cannot do this? They have shown they either don't understand the cleaning requirements or are unable or unwilling to clean to a reasonable standard. I plan to ask my lawyer as well but wanted to hear what the BP community is doing in these situations.

I had not considered property appreciation. You are right about options but there being no clear answer.

Hello,

I'm looking for a little advice on which debt I should reduce. I have $30,000 I've decided I want to put down on the principal of one of two rental properties I currently have mortgaged. I'm curious to hear which of the two properties you all think I should put the money into. 

Property #1 is a 5 unit with a commercial loan, amortized for 25 years with a 5 year balloon. Current rate is 5.75%. I'm three years into the balloon. Remaining mortgage is $171,000.

Property #2 is a single family, conventional fixed rate mortgage. It is amortized for 30 years at 6%. Remaining mortgage is $107,000.

You may also ask, why not buy another property with this money? That's a great question. One reason is that I am retiring from the military and my income will be changing significantly. I feel reducing debt is a safe bet.
