This sounds like your PM needs to be held accountable, for screening residents, verifying identity, payment informantion, etc.

It's concerning to see the surge of squatters in rental homes across the country. However, this isn't a new issue. Large SFR/BTR insiders have been aware of it for years and have tried to address it in various ways. It's not unique to Atlanta either, as we experienced the same issue in our Chicago portfolio over three years ago. It was taking 12-18 months to get squatters out, even when offering cash for keys.

Here's a typical "Buy-Box" from an Institutional Investment Firm I know.  Disregard the markets and focus on the other criteria.  Should be helpful!

Hi Jeffrey!

There are a few Brokers that specialize in these kinds of transactions.  The ones I see the most come from SVN.  They're in PHX but work nationwide.  Here's the link: https://www.sfrhub.com/

Good luck!

Quote from @Renee Tan:

I'm currently exploring opportunities in real estate, and I've noticed many positions require proficiency in Yardi.

Hi Renee!

What type of role are you looking for?  Is it Leasing, Property Management, Vendor Management, Operations, Finance, Accounting...  Depending on the types of roles, I may be able to get you some resources.

Hi John!

We'd be up for the challenge of changing your mind about "big" Property Management Companies.  We're larger than what you have described but not as large as some of the notable behemoths in the industry.  Shoot me a note if you'd like to chat.

Best of luck in your search!

Hi Gabe!

Our PMs segment their database within the Propify CRM, between Residents and Owners/LPs.  You can follow this link to the website: https://propify.com/

If you'd like to check it out, send me a DM and let me know.

Good luck in your search!
