Hi Jennifer, 

Looks like a great deal! 

As an estimation: 

$1,500 per month - 50% expenses = $750 

Additionally budgeting 10% for vacancy so $150 

$1,500 - $900 would still leave you with about $600 monthly cash flow on a conservative estimate. 

I'd say it's a good deal!

Wow! That turned out great!

I would say that it doesn't look like a great deal. I always recommend vacancy to be 10% to be conservative and you still cash flow would be even more negative. 

I've seen an increase in folks taking their house off the market after being listed for a month and generating no interest
