@Jared Townsend My understanding is the agent who pulled the quote is an independent agent but I could be wrong.

As far as the property goes, its a 4 bed 3 bath SFH listed at $675k. It was built in 1980 and the roof is 6 years old. Its about 6 blocks off the beach in PCB and it is not in a flood zone. The annual premium we are being quoted is $14,600. If this in way off please let me know.

I would love to get people's thoughts and guidance on home owners insurance on Florida. I'm trying to buy a vacation rental/STR in the Florida Emerald Coast area. I've received insurance quotes from a broker on two different houses.

For one house (historic home), the quote was $14,000 annually which included flood coverage. 

Another house we are looking at is located 6 blocks off the beach (built in 1980). The insurance quote we received is $15000 that didn't even include flood coverage.

Are these quotes inline with what others are experiencing? With so many insurers leaving Florida it seems likely that these premiums will go up even more upon renewal. Is this situation likely to improve in the near term?

Appreciate any insight folks can provide.

I'm also looking to get access to equity that I have in one of our LTRs in Nashville TN. It has a really low mortgage rate that I'd like to hang onto. I spoke with PenFed today and they no longer offer HELOCs on investment properties as of April 2022. However, I also spoke with First Bank (located in Williamson Co...incidentally the same county as Franklin) and they are willing to do an equity line for me on the LTR. One caveat, they also hold the mortgage on the LTR so that may be why they are willing to that the 2nd position and extend the LOC to me.

Hi Amber

My wife and I are in the final stages of wrapping up our online real estate license classes at 24by7onlineschool.com which is another alternative to an online course. The classes themselves have been good and the format of the online class works well for teaching you the information in a way that helps you retain it. If this is your only option since you are overseas I say go for it and don't hesitate. Keep in mind that it does take some discipline to do this online, at home, with all of you other responsibilities vying for you attention. It also takes a long time. When my wife and I set out we committed to doing 1-2 classes a night and then spent some time doing other real estate investing research. This approach turned out to really drag out the classes. We've had to drop all other investment(research, reading, etc) and turn up the intensity to get the courses complete by the expiration date. At this point, we have a babysitter come over on Saturdays to watch the kids so that we can have an extra 3 hours to knock out 3 or 4 of the courses each weekend along with the hour or two each night that we are already spending. 

Because we are already local, if I had it to do over again I would have gone to a 4-5 day class, not because I think I'd learn more, but simply to get it done and be able to move on to the next stage of our plan.

Bottom line, if you go the online route commit to it and plan to spend at least two hours or more every day on the courses. For the most part, the material is not hard it just takes a lot of time. Good luck and don't wait. Make the decision and move forward. The sooner you start the sooner you'll finish and have th hurdle out of your way.

Curious if anyone has a recommendation for a good real estate attorney in Atlanta? Primarily want their help setting up an LLC initially but also want someone who I can work with on an ongoing basis for reviewing documentation, transactions, T&C's, etc.
