Hi 

My name is Trevor Densmore. I currently own a 2 unit Multifamily and a SFH. I am going thru a eviction and had a question for landlords or lawyers in Chicago. We went to count they signed a settlement agreement that they would be out by a date last week or I get a automated eviction order. So now I'm being told that the Judge is giving them a extra week before he signs. Can this be done?

@Brie Schmidt thank you for the link. The current lease doesn't state who is responsible for the snow. The claim they paid for snow removal but they haven't provided any type of receipts or proof. I also have texts from another tenant saying snow wasn't shoveled. I believe the tenants are just trying to get out of paying rent.

@Peter Sanchez the tenant are citing multiple reasons for withholding rent. I'm going thru the eviction process now. I purchase the building with inherited tenants and didn't ask them to move. The building had issues before I purchased the property I started making repairs slowly. I had the furnace repaired, roof repaired and back tuck pointed because there was issue with water coming into the unit. The tenant claimed they are owed 2 months rent cause dust came into their unit and they had to clean. Then I found out they been shortening me on the rent for the first 3 months. Told them they had to pay, they start sending me letters claiming they had to pay for snow removal. They also started sending letters for other minor issues to try and justify them not paying rent.

@Ray Harrell there are no issues that impact habitation of the property. The tenant has been living there for 5 years now and would complaint how the landlord wouldn't do anything

When a tenant withholds rent in Chicago are they required put the rent in a separate account and show the landlord proof they have it? 

A personal line of credit might be hard for me to get right now. My credit score has gone down do to the multiple investments I made last year.

I was looking at Pen Fed, it looks like you have to be affiliated with the US government in some way.
