@Shaun J. Thanks for the reply. I called a plumber the other day he said it's due to water coming into the foundation

I have a single family home that I rent out. The basement is finished but seems to be prone for water get in. What are people policies in this situation? Do you send someone to clean it? Do you seen a plumber or other trade out to check? The property does have a sump pump system and and ejector pump. If this is a on going issue I want to know what should be my policy with this issue.

Hi, 

I can really use some advice/help right now. I currently own a 2 unit multifamily with finished basement in Chicago, IL. I am currently trying to refinance it but I am not having any luck due to my credit score being to low and my DTI being high. I have tried to sell it but haven't had any luck. I'm at the end of my loan term. I am hoping that maybe someone can give me some advice or help with this situation.

One of the reason's I am in this predicament is because I spent January thru September going thru eviction and not collecting any rent. During this time I was paying the mortgage out of pocket.

@Alphonso Dormun Looks good, Congrats! I am interest in the south and west side of chicago and the surrounding suburbs. Right now I have 2 properties one on the south side in the Washington heights area and the other in the North Lawndale, west side area.

i'm actually going through the same issue. The tenants filed complaints with the city because they were getting evicted for not paying rent. So now i have 19 complaints to deal with and have to go to Circuit Court and Administrative court this month. I haven't been able to start any repairs due to lack of funds and due to having to wait for the tenants to leave so I can gain access to the units. I bought the property as is with inherited tenants. One tenant was evicted last month still have, second i am waiting for the sheriff to come. The third one I am going to court for this month.  This is my first time going thru this process so any advice would be greatly appreciated.

 You are right. This is my first eviction and my first rental property so everything to this point has been a new experience.

 Even if you get/got the immediate eviction order, the judge will always stay that order for at least a week, meaning you can't give it to the sheriff until that week is up. Hopefully this is what your attorney is referring to. Then the sheriff will take a number of weeks to actually get out there and evict. We always try to get a tenant to agree to what Ahmed described, which is a signed eviction order with the judgement stayed until the date the tenant agreed to leave by. That way if they aren't out, there is no returning to the judge, just straight to the sheriff.

 From the way my attorney explained it he had to go back to the Judge and get the eviction order signed by the Judge. But the tenants attorney asked for a continuance because the tenant needed more time to move and the judge allowed it. I didn't think this was possible since this is a signed contract. Thanks again for your advice.
