Need Refinance advice/Help

Hi, 

I can really use some advice/help right now. I currently own a 2 unit multifamily with finished basement in Chicago, IL. I am currently trying to refinance it but I am not having any luck due to my credit score being to low and my DTI being high. I have tried to sell it but haven't had any luck. I'm at the end of my loan term. I am hoping that maybe someone can give me some advice or help with this situation.

One of the reason's I am in this predicament is because I spent January thru September going thru eviction and not collecting any rent. During this time I was paying the mortgage out of pocket.
