Question for small multi-family (2-4 units) buyers: 

What is the price-to-rent ratio you are looking for when buying a small multi-family deal? I'm a local wholesaler and have come across a few potential deals but I'm having trouble understanding what local buyers would want to get these properties for. Any feedback y'all have is greatly appreciated!

I think the first question you should be asking yourself are "what are my goals?" If you are looking for high cashflow investments with a cheap entry point, Rent to Retirement may be the right move for you. My only caution would be to make sure you run the numbers on any property they provide yourself. Turnkey companies can be generous with their assumptions on the true costs associated with a purchase. Check out the weekly webinars if you need help learning how to analyze deals. 

If you are interested in investing for long-term appreciation, Sacramento is a perfect market for this. They are projected to be the fastest growing metro in the US in 2021! I recently purchased my first rental property in Roseville a few months ago. Happy to share what I know about the market if you have specific question.
