Hello BPers,

I currently am 50/50 partners in an investment in a single family residence worth ~$2 million. My partner wants to sell, but I want to buy out her portion. I do not have a lot in terms off cash reserves, and would love to be able to get a loan secured by my portion of the property to be able to buy her out right away. I am in West Los Angeles. Any help or referrals would be greatly appreciated. Thank you very much.

@Trevor Barrett A cash out refi using DSCR is the way to accomplish this. However, you would have to enough equity in the house to payoff your partner. What is owed on the property today?

Thank you. This seems to be a repeating theme, so I will definitely investigate. Nothing is owed on the property, there are no encumbrances. It would be a straight 50/50 split most likely.

On a DSCR loan, cash out can be used as cash reserves.

Thank you for this. Do you have any trusted referrals?

Hey all!

I am hoping to rent out my condo unit to corporate tenants that would be staying for 30+ days but not more than a year. I heard a couple BP podcasts in which the guest told of targeting these sorts of potential tenants, but I don't know where to begin. Any help would be greatly appreciated! Thank you.

@Jonathan Taylor yes! You are absolutely right about the typical script for these advisors. You are also spot-on about the difficulty in finding fruitful deals. Hopefully we can all make it work. Best of luck to you.

Hello all BP'ers!

I am looking for a financial advisory to help me with my roadmap in the REI and FI world. I have a lot of work to do and need some help. The financial advisors I have consulted with so far have been more "cookie-cutter" sorts who advise the same sort of slow lane stuff as they probably recommended to virtually everyone that walks in their door. I want to be more aggressive and focused on the best strategies for putting REI and wealth-building into hyperdrive. I am still in the beginning stages, but I would like someone on my team with an understanding of ambition and how best to proceed with real estate being the primary focus. I am based in Los Angeles for the time-being, with tentative plans for a move to Texas. I am open to a variety of options. Please reach out if you have any referrals or if you believe that you can meet my needs. Thank you!

@Mike Jordan I am open to other markets, but don't think I have the inclination, experience or know-how to go to cold-weather markets. Thank you so much for your input, and best of luck with your endeavors.

@John Williams Thank you for the offer, I will have to take you up on it. I like many of the areas in TN, do you think there are still opportunities for immediately cash-flowing MF properties?
