What Markets are Still Promising?

Hey all Bigger Pocketers! I have purchased one property in L.A., and am now aiming to do some geo-arbitrage/house hacking/BRRRRing with an FHA-eligible multifamily property in a more affordable locale. I have heard good things about the metro and surrounding areas of Memphis, TN; Clarksville TN; Dallas TX; and a few others, but from what I have been able to see so far it looks like the readily-apparent deals are drying up. I am specifically looking for warm weather markets. Does anyone have any ideas or insight into more emerging warm weather markets that make a MF BRRRR deal possible? I would appreciate any assistance or insight. Thank you!
