What is the criteria of the list you are looking for?  A general list of all delinquent properties.isnt worth much as the owner has no special motivation until there is a published upcoming sale.

They are publishing the upcoming sale tomorrow. So I need to move fast.

@Fernando Angelucci, I was able to figure out how to get the list  but the county keeps telling me to sign a notarized release form stating that the information will not be used for commercial purposes.

How can i get around this?

I am searching for a tax delinquent parcel list in DuPage County, IL.

I went on the county website and here is what i found:

A list of delinquent parcels will be published in local newspapers in October. An electronically transmitted Tax Sale list of the delinquent parcels will be available for purchase by registered tax buyers at a cost of $250. Information contained on the Tax Sale list includes the permanent parcel number, the assessee name, the delinquent tax amount and the state equalized value. Purchase of the list is not a requirement for attending the Tax Sale. The Tax Sale list provided to the tax buyers is for the sole purpose of the delinquent property Tax Sale. Use of this information for any other purpose is strictly prohibited. The County Treasurer reserves the right to deny sale of the list to any tax buyer.

So it sounds like i MUST become a registered tax buyer to obtain this list. Is this the only way or are there ways around this?

I also tried contacting the local newspapers to see if they could share the information with me, but i have not heard back yet.

You could then specify that payments on this new contract will be made in the form of credits on the other debt as called for in that agreement.

IMHO, 20% and 25% interest against a family member is really, really steep.  You might want to consider how this arrangement affects the family relationship if there is any stress involved in all this.

Jim.

That's a great idea. I look into that and check in once i write it.

It was for my wife's step dad. I didn't want to do it in the first place, i have always preached not doing business with family. He was the once that offered $6000 for a $5000 loan, i just said yes.

Here's the the deal:

I gave a $5000.00 loan to family member who need to finish rehab work on a flip. I had my attorney draft a contract for the loan and we agreed on 20% interest with the full amount of $6000 being due on September 1st. in the contract in states that after SEP 1st interest would jump to 25% annual until paid in full. So that property hasn't sold yet and here we are...

He came to me and asked if we can work out a deal for him to do work on my personal residence to pay back some of the debt. I am open to this idea, especially since i admire his craftsmanship. I do not want to do anything under the table, i want to ensure everything is on paper so that it is fair for both parties and there is no room for communication error.

I am not sure how i would write this new contract but i pretty much want it to detail all of our material costs, labor cost, scope of work, and someway to hold him accountable if the service is not delivered as detailed in the contract.

Can someone please help me out?!?!?!?

I want to get the following work done on my master bathroom:

Tearing out old bathtub and wall tiles in bath tub area

Tear out ceramic tile floors

Paint vanity and install new countertop

New fixtures

Frame walk in shower where the tub was

Frame bench inside shower

build trench drain

install recessed lighting in shower

tile shower up to ceiling and mosaic trim

Install shower glass

tile bathroom floor

install new base boards

install new door

I am trying to get a rough idea of how many hours it will take my contractor to remodel my bathroom so that i can get an idea of what i will be paying in labor.

I am most likely going to paying between $40-60 per hour

The short answer is no, as It would be extremely difficult to get something that you want on the note side with that level of budget (unless someone was basically doing you a favor). You may want to do additional research and consider the tax lien route it could possibly be more bang for your buck perhaps given your budget (check the laws of the state/municipality you may have interest in). Good Luck!!!

Thanks,

MH

Thanks for the info! Tax Liens are the one thing i have never looked in to, so i will do some research on that.

I would love some feedback.

Can I get a conventional/FHA/VA 30 year loan on a mobile Home?

No bank will talk to me until they pull my credit, but i do not want an inquiry for them only to say no.
