Our primary office is in Chippewa; we work with several investors in Beaver county and the surrounding counties. I haven't personally seen meetups posted on BP, but I know they do occur. Would love to attend any upcoming meetups if any of you have information!

Try to find a friend of a friend, someone you trust would not steer you to a bad decision. Maybe someone your friend met in college, or a relative of a family friend.

I'd say it's all about the amount of capital you have available, and the team behind you doing the work/ your own ability to complete rehabs. The profitability of a full gut job is astronomically higher if you get the property for the right price and handle a lot of the work yourself, vs paying close to full value and doing minimal upgrades.

As someone who lives in a Cape Cod with no bathroom on the second floor, where the primary two bedrooms are, I would gladly take a smaller bathroom plus laundry area, instead of making the trek up and down the stairs. I think that is a selling point for any one regardless of age, to have a restroom on the same level as the bedroom

I've recently seen an uptick in the Greenfield neighborhood. There appear to be businesses moving in to this area, including a new brewery/speakeasy concept, it has amazing access to the Parkway, and is neighbored by Schenley Park. There are also a ton of duplexes that make it ideal for househacking. Sale prices also appear to be relatively low, while the area makes a transition to becoming more gentrified.

There are free, Pennsylvania-specific contracts you can find online that you can confidently use. It is of course still a good idea to have them reviewed by either legal counsel or a trusted investor, just as precaution in case the deal falls through, so there is no dispute about who receives the earnest money deposit.

Purchasing in an LLC may limit you to lender options, and can also lead to higher interest rates on purchases. But, at the same time, it will allow you to access private and hard money lenders if your goal is to fix and flip, then sell at a profit, vs taking out a traditional loan.

Being a licensed notary can be a great income source, and also introduces you to real-time rates/lender paperwork/ insight to how markets are trending by talking with the clients you close with, and can also get you in connection with a lot of others in the real estate world to build working relationships.
