Hi Angel, I see no one replied to your question. Does the company have to be in Jacksonville or would you and your clients consider working with an out of state company?

 Me personally I researched and found all of the free resources I could when i first started. Including, but not limited to mail piece templates, Craigslist, Google Voice, BP, YouTube, etc.

 I definitely agree Steve. I've seen deals done both ways. With skin in the game and with true 100% private money between trustworthy equity partners. Hopefully I get the opportunities to work with both.

Hi BP, 

Let me start by saying I'm new to posting, but not to BP or investing. I've been a ghost and soaking up as much as possible from the BP community for well over a year now & can attribute the success I've had in REI to it. I guess this is an intro & a success story all wrapped into one. Before even joining BP I connected with a member I seen post a lot & she told me to write my goals down. I wanted to get started wholesaling & have at least my first deal closed within the first 6 months of starting. I'm glad to say that I accomplished that short term goal & because of it, I was able to acquire my 2nd & 3rd deals, which pushed me to my second goal of closing 3 deals in my first year of investing. This itself is a testament of building relationships in this business because the 2nd & 3rd deals were a result of the investor I worked with liking how I ran my business. I'm blessed and enjoying the journey. I'm evolving.

So for the last few months I've switched my focus to learning how to Fix & Flip and I would love to pick the brain of experienced rehabbers who have found success in my area (Memphis, Cordova, or Tennessee in general). I know Memphis is primarily a rental market, BUT it's also a buyers' market & I've come across some great properties with outstanding potential in the Cordova area. I hope to establish some long-lasting and highly profitable relationships with my fellow BPers and hope to connect with you guys soon. Happy  Investing!
