I used to work for a company called Worth Residential. They will take excellent care of you, especially if the property is a student housing property.

Welcome to BP. It has been a great resource for me, as well as a source of motivation. I'm up in Bryan, Texas, but spend some time down in Port Mansfield and Zapata. I don't have many contacts down there, but can tell you that building a systematic database will be one of the many keys to success. Try to find a Real Estate Investing Club down there. You'll find both buyers and lenders there, as well as learn about how to get started.

Kaleb, can you expand on can't seem to work his way through it? Do you mean he can't seem to make the deal profitable, or that he just can't figure out what information he needs?

I'll echo what @Scott said. Make sure there is sufficient market demand for an additional facility. Internet marketing should be your primary focus, but also work to develop a relationship with a local mover. Movers can fill up a storage facility quicker than conventional marketing can, and their clients tend to be more affluent.

@Jaun Vargas, I haven't made the plunge as an investor, but have as an agent. 

I think taking the jump starts with your goals. What is most important to you- yield, security, ease of operation, etc? From there you can determine what asset class to jump into. As far as lending goes, I tend to like private money or small banks located near the property. Often times the easiest place to get financing from is the lender that previously financed it.

Chris, my experience is that office condos can work as investments, but for the most part you are better off buying a building. The problem with office condos is that are usually targeted towards owner occupants. If a 1,000 SF space typically leases for $30/SF NNN, the developers will try to hit a price point that can be financed to match that. The benefit to the owner occupant is that they are building equity, and don't have to worry about landlords, CAM, or etc, but they pay for that with association dues (which eat up your cash flow). You may find success in older units, but I would think newer stuff would be tougher to make work.
