I currently have been trying to invest in Investment properties for 6 months now. I don't know if I am approaching it correctly and would like some advice. I have put overs in on over 8 properties now, but have been beaten out by prices that pretty much will not even make it profitable. I don't know if there is a different way of looking into properties? I currently just use the MLS. Any advice would be much appreciated.

I have ran the numbers and found a 20 year old 4 plex in a great rental area outside of Seattle. Listing is way under market at 280,000. Water, trash, combined 250 per month. Was he unit at minimum can rent 1,000 per month as is. With 20,000 more for undated in cosmetics could pull in 1,200 minimum. Only thing holding me back is I'm 25 currently building my first home. I have done over a year of studies and research and do not want this as a first opportunity to slip away. I am trying to figure out the best plan on reaching investors. Any ideas as I am a general contractor just starting my own business.
