I am currently looking into a property that is a little above market value for the home. However with it comes 2.5 acres and about 2 acres uncleared land. The home itself I could rent out while getting land cleared. I looked into the county zoning codes and found that I could subdivide it and potentially build 4 homes on the remaining acreage. I'm just trying to get a better understanding of what this entails. I also found out through the county that within the next 5 years they will be changing the zoning laws for the area to multi-family. So could potentially be blue to build duplexes as well. Any advice on how to calculate costs or estimate what this could cost?

Windermere is a top performer along with John L. Scott. They both put their brokers through the most extensive training programs. Listing wise I know Sotheby's sells more luxury real estate.
I have found a company out of Wenatchee. C & C investments. They charge a 4 % fee and 9% interest.

@Rachel Luoto I have been a few times. I'm trying to get back into it. I have commute to Seattle and work a 10 hour day. Finishing building a home which is taking a ton of time. But I will try to get back to it!

@Andrew Johnson thanks for all your advice! I will look into going for a stronger offer with a less cash on cash. I do just need a start to my portfolio.

@Andrew Johnson it depends on the property. A 4-plex I lost out by 20 k. On the other hand smaller homes in Bremerton WA, I have lost out only by 5 or 6. where I am looking for 12% or high cash on cash returns. What these properties are going for average between 5 to 9 and just are not what I want.

@Account Closed thanks for the advice! I have however been doing all cash offers. I have a Investor. Every great deal however ends up going for market value or higher, and there is just no money in it.
