Thanks for the info. I looked into cozy and liked what I saw. I am trying to transition my tenants currently. One set already uses Zelle so they will pay with that. The other side is technologically challenged and does not have a checking account so we are still figuring out what they can do. Right now it seems like money orders from them still.

Hello everyone.

My tenants are still.paying with check and or money order and I am trying to automate the rent collection process a bit so I do not have to go over there to collect every month. What are your favorite rent collection methods and apps? Any good free property management apps out there?

Thanks Nathan. These tenants were already in the property when I bought it and their prior lease expired mid April. Between that lease expiring and before they would make themselves available to sign my lease, they acquired these three pets. I would prefer to not have pets in my units but to be honest the units need some updating so it's not like the pets are going to ruin brand new carpet. Got the side with 3 paying 50 a month and the other side did not rehome his dog like he said he would so he is paying 25 per month.

Thanks for the encouragement. This is my first unit and there have been way more issues in these first 2 months than I saw coming.

The tenants are going to pay an extra 50 per month to cover the pets. The prior lease was not worth the paper it was on. It did not spell out anything to do with pets or late fees.

I have purchased a property and inherited some tenants. When I first walked the property and met them they did not have pets. In between then and the time to sign a new lease with me, they have acquired 2 cats and a dog. I really did not want pets in the rental but also do not want to make them rehome their pets. What would be a reasonable addition to the rent to account for the increased amount of "tenants"?

I recently bought a duplex with tenants in the units. This is my first rental property. I need to make contact with the tenants to get their new leases signed and discuss the rent increase. I have given the tenants letters, handed one tenant the letter personally and left the letter taped to the door of the other tenant. I have not heard back from either of them. I guess my question is what would be the best way to begin this discussion with them? I have their phone numbers to reach them but like I said, this would be first contact in a landlord renter sense.
