Hi Josh Stack Troy Williams and Omar Khan I appreciate your responses and input on this situation. It has cleared up a few things for me and will help me going forward. As for commercial loans what are the positives and negatives to those in comparison to the Fannie and Freddie loans? Thanks again guys!

I am a US Citizen, I pay US taxes but earn Foreign Income. I can provide bank statements (both in the US and Internationally), proof of pay from Foreign company, and have a high credit score. I am in the process of getting pre qualified for a loan. Is there anything else I should provide and when lender/bank is verifying income? Will they cross check Filed Taxes in the US, bank statements and proof of pay? Any other way they will verify income? Anything else I need to provide to help me qualify would be greatly appreciated. Thanks

Hi BP, I live am a US Citizen but live and work out of the US all year long working for a foreign company (no W2). I am wondering if anyone has found success in getting a loan for rental properties in my case? Any advice on this would be greatly appreciate! 

Thank you Stuart this was helpful. It appears that everywhere was different however generally looks like many cities actually continued to rise through the recession. 

Hello BP, I was wondering if you saw rent prices drop during the recession? For example if you buy a property now and in a few years the market drops will we see rent prices follow this trend, will they stay stable or will they increase?

@Stan Hill@Andrew Herrig, I greatly appreciate your replies and information in the area. Since I am out of the area I would like to look into some turnkey properties and others that would need some rehab (build a small team) but enough that is manageable from a distance. #1 priority/goal for me is if that the property cash flows. @Andrew Herrig What other turnkey areas do you think are better suited than Dallas, would love to hear your opinion on that? @Stan Hill looks like you have made some good investments in the area in the past and hope that they continue to do well for you.
