Sometimes I have a specific buyer for a property and sometimes I don't. If it's a deal, I'll go ahead and offer on it (or buy it at auction) and then market it.
When I first started, I wouldn't close unless I had a buyer.
I'm not sure about my average marketing spending per deal, but probably around $1k. Hard to measure ROI from marketing, but most of mine has come from free methods anyway.

Sure, Brandon. I've done eight wholesale deals over the past year or so. As far as making money, every one has been profitable. Some more than others!

Why do you say you don't have the time to wholesale? The reason I'm asking is that this strategy would appear to avoid some of the challenges you're currently facing. In particular, the problem of finding qualified buyers.
I'm confident you'll find a way if you have a strong desire!

I'm looking primarily to wholesale. I'll hold one out of ten and lease option. Rehab and retail will be a backup if I don't find a wholesale buyer.
