The lesson--the landlord should check all smoke detectors at least annually, and replace all batteries at that time, and invoice the tenant for the expense.

Thanks for sharing this. I was not aware that insurance companies could void coverage for this issue. The City of Phoenix has an ordinance that requires smoke detectors to have a 10-year sealed battery. This has become a best practice for all of our homes now regardless of their location.

No leads is usually an indication of a pricing problem but it could also be a visibility issue.

We continue accepting and processing applications until we have a signed lease and deposit. We aim to find the best applicant, which isn't always the first.

Could you share the zillow link so I can take a look at the marketing?

No interest leads me to believe you are overpriced. Rents are dropping especially in the sunbelt markets. Get ahead of your competitors price drops and adjust weekly until rented.

Brandon's book is a great first start. 

For local specifics, I would recommend starting with the Arizona Landlord Tenant Act. It is the law that governs the landlord/tenant relationship and will be the foundation for all your future investments.
