I can appreciate getting out and in the trenches.  But does market trends/cycles in my area reflect that of the rest of the country.  If I want to be an out of state landlord, how can I possibly know the other areas if I am not knee deep in it?

I have been investing in Prosper for 7 years now.  I started off really small.  Still am small but increased yearly contributions.  Have a system I think that helps to reduce the amount of risk (within the parameters individuals give you).  Not by any means perfect.   In that time I have invested in hundreds of loans.  Over 200 notes paid in full with only 28 charged off.  What you need to remember is that no note is charged off within the first month with the full loan amount.  Most often people stop paying somewhere within their terms so you get something back.  Overall I have seen as high as 9.5% yearly return rate and as low as 5.3%.  Average 6.5% over time.  Not great but not bad.  I personally am new to real estate investing and will be looking to move investments around a bit.  

Podcast 19 really brought something to the front of my mind (sorry I know I just started listening to the podcasts).  Everyone always talks about the market trends or climate.  I have also heard about market cycles (are the terms correct - used interchangeably??).  From what I have read, much like the cycles of the stock market, the best time to invest/buy is to buy when the market is at the bottom (correct me if I am wrong).  As a math and data junkie, I don't like to always trust the "opinion" of someone else.  So... How does an investor determine the market trend/climate/cycle within a given area?  Within a given state?  What are the tools available?  What are mathematical indicators people look at and where can one find ACTUAL and CORRECT data to support this?  If there is a blog/forum entry or even a keyword to search please let me know.  Thanks and appreciate your time.

Just wanted to say hello to everyone.  I am a 30 something professional who is married with two kids residing in southern California. I currently own a primary residence but no investment properties.  I have come to the realization that real estate is a path to wealth I want to explore.  I am in the infancy stages of my education. My goals are to provide a path to early retirement, provide a healthy retirement for my family, and ultimately create generational wealth for my kids.  What real estate vehicle I will use to get there is still out of mind but looking at options.  Thanks
