Welcome @Kristin Cooke I found the agent I work with through networking with others. You will probably have to work with several different agents before you find the "right" one for you. You will learn that many agents do not enjoy working with investors, especially the new ones because they feel you will be wasting their time. In my experience, you need to find an agent that has invested in real estate or is a current investor as they will be more understanding of what you are trying to do.

I'm not in Texas either,  but in my area, St Louis there are many cities that state if you sell the house within 90 days the sales price cannot be more than 20% of your purchase price. But like

@Darrell Shepherd said, most buy fix, market and new buyer getting a loan will take 90 days.

I think it's great that you drive by that property, see and think $$$ and then do something about it! Good job, I wonder how many others drove by and thought what an eye sore! All along missing out on a terrific opportunity.

In my scenario my GC was looking for properties and walking them before me to see if it was worth it or not. Of he thought it could be a deal he would call me to come view it with him then together we would work the numbers.

I agree with your grandma...don't let them move anything in until they have closed on the property.  There are a few podcasts and several posts in here that tell horror stories of things that have happened in this circumstance.

Yes I am paying for his costs and markup but we agreed on a budget before the job started and he is responsible for overages. ..right now he's is out $9,000 for a few things he missed from his original walk through.  I am not sure what their markup is...I'm sure each contractor is different depending on their business model.
