I saw one person on here a long time ago talk about a buying club.  You pay a fee and supposedly the prices were very good.  Anyone have knowledge of those?

The difference is I retired 2 months ago and I have the time.  When I find another house and have to borrow money, then I will have to go a lot quicker....

I will shop for bargains as I believe a penny saved is a penny earned.  I am in the Oklahoma City area and am wondering where people find their best deals.  For cabinets, Cabinet Outlet on 10th and Reno seem to be very reasonable, and the builders supply next door.  

I just submitted a list of about $2,200 dollars worth of tile and lights to Home Depot to the pro desk to see what kind of discount I could get.  Turned out to be a whopping $20 dollars.  None to speak of.

Anyone have any "best places" for appliances?  building material/supplies?  paint?

I've never attended one of these meetings.  Just curious, how many people do you average, under 5, more than 20? How long are you usually there?

For central Oklahoma market, what is the average percentage on rent vs cost?  Are you getting 1%, 1.5%, 2% average?  Would love to see what others are getting....

Ok, tried a heat gun and had no effect.  The only thing that works is a 4 inch razor blade on a 12 to 14 inch handle.  It comes off 1" to 4" per scrape.  About a third of the way done with blisters on my palm....

This was linoleum on top of concrete.  The linoleum was so old the top skin was brittle and breaks off leaving about an eighth of an inch of hardened something?  I plan on replacing with tile.

I have tried a 5 inch scraper with a 4 foot handle, then I tried the same scraper and a 3 lb sledge, then I tried a hand held vibrating scraper you buy at Harbor Freight.  I will now try a Heat gun to see if that helps.  I read pouring boiling water on it would help loosen the glue but don't have that ability since the kitchen is torn out.  This has been harder than scraping popcorn ceilings, running new electrical wires, or anything else I've had to do.  What a Pain!!!

In the above house, the kitchen had linoleum.  The top scraped off and left the paper and glue.  I tried wetting it but it doesn't seem to come up other than an inch at a time.   The dining area had carpet.  Once removed, I found linoleum underneath that looked as old as the house ( No. 3 is the yellow, original flooring.)  The top come shell comes off easily and leave the base of the linoleum that is shown as no.2 and is white.      IS THERE AN EASIER WAY TO REMOVE THIS?  An acid product, and mechanical scraper, etc?  How do you remove this or is it one inch at a time?  Any info appreciated....

New to the board.  I have a little experience in the real estate market when I purchased a family members house, performed moderate repairs and sold it.  I am currently working on a second family members house to prepare it to be rented.  I do the majority of fixes myself; painting, tile, clean up, counter tops.  I am about to try texturing walls and painting the interior with a sprayer instead of a roller.  I enjoy the work and love the accomplishment feeling with finished.  I am about to retire and will have time to do more.  

I am curious where the local OKC folks get have their best luck at finding houses to flip or rent;  sheriff auctions, www.auction.com, MLS, realtor friends, word of mouth, driving around, etc. What works for you?

Provide any references you think are helpful.....accountants, attorney's who specialize in real estate, local places to purchase materials, where to get discounts, etc.  Any information would be a great help.  Also, any words of advice......Thanks in advance.
