I know this might be different for everyone but can property management deny you access to your own airbnb listing? My currently doesnt allow me to have access to make updates or changes to my listing or lets say update photos in a certain way that I want. 

My second question is, if there are property damages and that I need to submit a claim for those damages, I am not able to do it myself since I don't have the host access. For this situation, I have asked the property management group to submit the claims but they said they have not done that before and just charge the issue to me, which I find it very odd. 


Feel like have the property management is blocking alot of things that I want to do....anyone experienced this before? thanks

I’m looking to switch property management and a bit hesitant to know what outcomes could come with it.  Meaning, what happens to the rest of the bookings? Do I lose them or have to pay them out? 60days written notice meaning, would they have rights for 2 months to my place? What are checklist to ease the transition to the new PM? Should the new PM help me with the process? How about the billing, utilities, tax etc. 

Reason why I’m not happy with the current property management is that I feel like I have less say in how things are done and they won’t share what they are doing. And bookings into 2024 isn’t great.

Perfect! Yea not planning to put camera inside the home but just outside and the backyard.

Last AirBNB we rented was filled with Google Hubs (all that have cameras that can be viewed remotely)  I unplugged every one for our stay.

Thanks and I guess I would feel the same. Just had a slew of items recently charged to me, example broken lamps, dining chair damage, blinds that broke etc that the property management charged me and not the guest. I guess that is something I need to work out with the PM.

What people’s thoughts about adding cameras to common areas for Airbnb? Had items that broke the last few rentals and wanted to catch the incident that happened for claim purposes.

I'm new to airbnb and still learning the ropes so please forgive my question. For damages reported by the PM, shouldn't the damages be reimbursed by airbnb due to guest breaking? But currently I'm being charged by my PM. Is that correct?

Just purchased a turn-key completely furnished and stocked STR rental home that I will continue to operate as an STR. I will continue my business with the current property management team and there are multiple bookings in the coming months. With the Airbnb listing still under the property management name, should the bookings be transfer over to me somehow upon closing? or does the property management cancel the bookings on their account and transfer it to mine? How does this work?

It can go either way. If you want to be completely hands off, you will allow the PM to handle those bills. Many Airbnb property managers will leave it to the owner to pay utilities.

Since I’m paying them a monthly management fee, handling utilities, also part of their service, so maybe I could just have them do it since I’m paying for it.

I recommend putting them in your name. Investors need to retain control of their properties even when a PM is engaged. By turning it 'all' over to the PM, it's extremely difficult to regain control should that relationship fail - and they do fail on a regular and routine basis. Also make sure that you have regular communication with the PM so - not only are you well informed - but in order to make it well known that you are an active and ROI oriented owner.

Thanks. That would make sense and I am planning to give the property manager about 6 month trial. It might help to have the utilities under my name so I have to go through the hassle of our relationship is done.
