My friend and I are going in together on a couple of properties and plan to continue going forward. These will be SFH's and we plan to put each in only one of our names with a partnership agreement between the two of us to enumerate all the details of profits and expenses. I'm curious if I can use a service like legalzoom for something like this or if I should get an actual attorney, and if so, what kind.

I'm not sure if this allowed in this part of the site, but if the latter, does anyone have a recommendation for good attorney's?

I have a situation where I do not have a clause for early lease termination, but I need to terminate the lease early. I know that if the tenant doesn't agree, then I'm basically stuck, but my question is for the situation when they agree. What documentation do I need to have to ensure I'm protected in the termination?

@Tyler Hungerford I did live in it up until this tenant moved in a few months ago.

Primarily my reason for selling comes down to the fact that I don't see the San Jose market progressing quickly enough for the return to cover the costs. Right now it's rented for just below the mortgage payment and then adding in expenses, it gets worse. When I look at it, I can take the proceeds from that sale and buy probably 2 more in places closer to where I actually want to do my investing and that would cash flow.

@Tyler Hungerford thanks! They've been there for 3 months, their lease ends in 1yr and 3 months from now. We already have gained about 80-100% in home value since we purchased the property, so I'm not too concerned about the sales price.

Is it worth getting a review of the lease by a lawyer?

When I moved away I rented out our house, since then I've been reading and learning from the forums and have since learned that it's not a property I will be able to get turned into a cash flowing property anytime soon.

I'm now looking at what are my options in terms of selling it, our lease doesn't specify anything about the sale of the property, but am not sure what that really means.

Does anyone have experience in this or have a recommendation of someone I could connect with (probably a lawyer) that could advise through this?

Thanks, this came from my mortgage company, so I'm not even sure it's accurate. Figured it was worth tracking down, I wasnt sure if there was anything weird with county property taxes that needed reported differently.

So I'm starting my rental investment by holding on to our existing property in San Jose, CA after moving out. I was just told that to convert my property from my primary residence to an investment property, I need to notify the county, but I have no idea why or what department. Any one on here with experience with this or a pointer of who I should contact?
