What's needed to break a lease with a tenant

I have a situation where I do not have a clause for early lease termination, but I need to terminate the lease early. I know that if the tenant doesn't agree, then I'm basically stuck, but my question is for the situation when they agree. What documentation do I need to have to ensure I'm protected in the termination?
