@Matt Hangsleben I dont think it's an either/or. I've put money away at every job (5-10%, not the max) and when I've left them, rolled that into an IRA. Now I've rolled that into an SDIRA that is invested in a few RE development projects. One of them is just about complete and the investment and proceeds will be rolling tax free into some new projects later this year. I would not have accumulated that same seed money without the 401(k)/IRA. On the other side, I am building non-retirement RE investments to generate income to get me to 59 1/2.

@Roger Steciak. I've had informed delivery for over a year now and it's great. Particularly since my mail is delivered really late in the day.

@Kristin Caras I just bought my property a year ago and it's my first rental property. It came tenanted with students and it's a good SFR but had been a bit neglected. I had relatively few problems with the tenants - the biggest one was when they didn't replace the smoke detector batteries! On the other hand, they never complained about anything and I didn't even know we had a bit of an ant problem until after turnover. @Kristin Caras Welcome to BP! I'm in NJ but have a house hack college rental in Newark where my son goes to college - also an engineering major. I may buy more properties in DE because the taxes sure beat NJ and I have found the people there to be super nice. My concern about Newark student housing is about how many apartments are being constructed in the area and if that will have downward pressure on rents in the future. If I can provide any perspective on Newark or college rentals, let me know.

I'm a lifelong resident of central Monmouth. Have you decided on a specific type of property or area? There's a huge variety of towns, home styles and prices. Maybe start with picking a focus area/price range?

I worked on the bankruptcy case of a person who was featured on an Amercian Greed episode. My takeaway was that if it seems too easy, the payback is too quick, a person rockstars from nothing to a major player in no time, yeah, you oughtta be suspicious. In life, anything that seems too good to be true, probably is.

Great input on the individual bedroom damage. One of the current tenants chalk painted one wall in her room (before we owned) - so I know what you mean.

Thanks, I agree about the adulting.

I have Landlording! I will look for that. I didn't even think to look there. We are definitely doing one lease so we don't end up with a "I only lease my room" problem.

@Andrew Boettcher His only aid is merit, not need, but that's a good point as he wants to stay on for a master's or phd. I wouldn't want to mess with any support he might get for that. Thanks.
