@Cable, 

Since you've set a goal for one year. I will suggest that you also find a mentor, that you can learn all the terms of the business from. Offer to do something for him or her in return. Maybe to check on the property for them or walk through during the due diligence stage or help source for a contractor or a PM. This will give you lots of opportunity to see what it entails to invest in multi family before you buy yours.

Columbus, Dayton, Cincinnati & Cleveland are great cities for good returns, but Columbus is seriously becoming too expensive and competitive. Everything is under  contract in less than 24hrs.

You do need all the items that Andrew & Bryan mentioned above but as an encouragement I met someone at my COREE meeting this week that went for one SF to an 18 units MF but he has a very good income and lots of knowledge.

You can buy under an LLC. The lender will want to see history and at least two years tax return even the portfolio lenders.

They will also want to see your account statements for the past three months or more and what you have in reserve.
