Hello and thanks in advance

i have a chance to get a property under contract this is a very motivated seller.

the property is vacant. it needs a little work.

he is behind on his note.  he is willing to sale the property under value. or willing to do a lease option on the property.

My question to my forum is what do you suggest I do. Try and do a lease option with a teanant buyer or do a lease option and assign it over to another investor or put the property under a wholesale contract?

Are subject 2 existing owner financing deals illegal in pa? if so could i do a rent to own situation?

ok thanks.

I would even consider assigning the subject deal for 4-5k. Its in a great neighborhood. It is possible to set up back tax payments instead of paying it in one lump sum.

Hello everyone I just had a new deal come my way and need a little help with a good exit strategy, here is the information:

Duplex - Great Area, both units are filled getting 1200 per month total. I think you can get more per unit.

there is 99k owed on the property. 5k in back taxes and 2400 owed in back mortgage payments which are 800$ per month.

The lady just wants out, she doesn't want to make anything on the property.

here is my question. will i be able to do a subject to existing financing on this deal and then flip the contract for say 6-7k?

If you have a better exit strategy in mind please let me know.

Hello everyone. I havent posted in awhile but I am still doing real estate investing.

Here is my questions, thanks in advance for the help!

If I assigned a lease option to a tenant buyer and the tenant buyer doesn't pay the monthly payment, wouldn't that put the owner of the property in a bad situation?

Now if i did a sandwich lease option and my tenant buyer doesn't pay I can just evict him and put someone new in his position right?

5 to 7k. It's in a major rental area . It's a duplex. I'm sorry the arv is about 50k the assessed value is 36k without repairs.

First property under contract. It is a duplex . I have it under contract for 20k. Needs little work to become a good rental. Arv is 30-40k.
