New deal. Need help on exit strategy .
Hello everyone I just had a new deal come my way and need a little help with a good exit strategy, here is the information:
Duplex - Great Area, both units are filled getting 1200 per month total. I think you can get more per unit.
there is 99k owed on the property. 5k in back taxes and 2400 owed in back mortgage payments which are 800$ per month.
The lady just wants out, she doesn't want to make anything on the property.
here is my question. will i be able to do a subject to existing financing on this deal and then flip the contract for say 6-7k?
If you have a better exit strategy in mind please let me know.

With all the fee's involved, at a glance that does not seem like that great of a deal. You may be able to flip it to the unsavvy, but the numbers would be to tight for me.
