ASAP!! In today's world a website is a great way to make sure that you are legit. This is true for myself since I do as much research as I can on the internet about a certain person or business before doing a business deal with them.

It's always a great idea to do the following:

1) Business Name

1A) Business Address

2) Website

3) Business Cards

4) Business #

This my thought on the situation. 

I suggest you offer them a "Letter of Intent" just so you can lock the seller into the temporary agreement. Then go back and do your research based on information you gather from the seller and the internet. You want to tell them that this is just a letter of intent and the final price might changed based on the evaluation of the property and condition. 

Once you are do with your research, go back and offer them a second letter of intent or Buyer-Seller Agreement with the evaluated price. This will allow for a more accurate evaluation on your side and also not loosing the deal.

I try looking this question up but nothing shows up. Maybe the way I type it into the search engine.

I'm planning to buy a duplex and it tenants occupied.

How do I work this out with the owner or what needs to be done here? What do I do with the existing tenants? Re-sign contract, re-screen, etc.
