In my case, the lease says that the tenant is responsible for exterminating rodents. However, the tenant made it very clear that if this rodent problem is not taken care of, she would break the lease and move out.

I discussed this with my property manager and decided to pay the cost because she is a good long time tenant and is a section 8 tenant as well, so the rent is above the market rate. I did not want to lose her.

Any property manager recommendation in Atlanta?

I need a good reliable property manager in Metro Atlanta. The PM has to cover multiple counties as I have properties in Dekalb and Clayton and look to acquire more in a different area.

What I look for mainly in PM is that someone who does not over-charge me with repairs and who find a tenant for me aggressively.

If you know anyone, please let me know.

I wonder how many landlords have flood insurance for their rentals. $900 a year for each house is not cheap at all.

I used to send Christmas cards to all of my tenants, but not any more. One of the tenant stopped paying her rent soon after she received the card and I had to evict her.

Since then, I treat it as a business. I provide my tenants with clean, functional housings, and in return, they pay rents or will be kicked out.

I wonder if you buy a separate flood insurace for your rental properties. I have rental properties in Tampa, Atlanta and Las Vegas. I do not worry about Las Vegas, but flood is a threat to my houses in Atlanta and Tampa.

My property insurance excludes any damages caused by flood, which I think is typical.

So, do you guys buy separate flood insurance for your rentals? If so, how much you pay and any recommendation for insurance company?

I am not quite sure about your questions. But, I bought a property from a wholeseller before. You should not have a title issue. If the wholeseller fails to deliver a free and clear title to you, you should be able to back out of the deal and get your deposit back (or at least the contract says so).

The risk of buying a property from a wholeseller is that typically you do not have an inspection contingency, so you have to be sure that there is no serious issue in a property you are buying. If you are not sure, you should bring a reliable contractor along to confirm it before you signs the contract.

May be, may be not. I used to think that way, but not anymore.

My PM charges $500 for tenant placement and $250 for lease renewal. To me, this price structure gives them an incentive to place a long term tenant who keeps renewing a lease every year, especially, given the time and effort it needs to find a new tenant, and the fact that they will not receive any fee while a property is vacant.

Plus, if a tenant placed by PM vacates every year, at some point, an owner becomes unhappy and fires PM, which is not in their best interest.
