@Kristopher Hanks Thanks for the advice! I know they will find out at closing, but I just don't like discussing what my small fee will be compared to his/her big profit. Thanks for taking the time to respond.

How do I get around buyers wanting to know what my fee will be? If it's a good deal, why should it matter?

No, i do not have a buyer and this is the sellers agent. My goal was to be counter productive, find a house and a buyer at the same time. Just haven't found a buyer yet.

That's what I'm afraid of, burning bridges. I need all of my bridges to stay intact.

I know i'm making this more difficult then what it should be, it's just i want this so bad. Should I find the buyer first before I find a house?

These are just motivated sellers with good potential to be contracts and yes they are flood damaged properties.

I'm new to wholeselling but, so far I have 3 motivated sellers, but no cash buyers. Guess I got to excited and jumped a head of myself. Any recommendations on how to fix this. I guess this is a good and bad situation to be in.

I've been dealing with a realtor on a house i'm looking to wholesale. The seller is asking for $50,000 and is ready to sell. The agent is drawing up a contract for me to sign, of course i'm not going to sign until I have my attorney look over it and I'm going to look at the house with my GC Saturday for a rehab estimate, but my question is, since i'm wholeselling the property should I make the agent aware of what I plan to do with the property or is this normal to receive a contract from the seller also. This potentially could be my first wholesale deal and i'm kind of nervous and don't want to look like a fool or like I don't know what i'm doing.

What should I expect to happen between me and the agent if this becomes a good deal?
