How do I get around buyers wanting to know what my fee will be? If it's a good deal, why should it matter?

If you're assigning the contract it will be obvious, as your fee is in your assignment contract.  If double closing, then they won't know.  "It doesn't matter, I'm making a fair fee for my efforts, do you want the deal or not"?
