I own a home , it's insured .  Regular insurance coverage covers only if a sinkhole opens beneath my property and the house is basically condemned.

I would like added sinkhole coverage in order to get additional sinkhole endorsement I would need to get some sinkhole inspection. If this inspection fails I'm unlikely to get the added insurance. 

I'm assuming the added sinkhole coverage is in case a building sinks, is somewhat unstable , but not condemned. 

Now my questions are  what if this sinkhole inspection fails. If I ever want to sell the house am I forced to tell potential buyers for legal reasons?

In case a house does sink somewhat (not catastrophic) , does strengthening the building with pipes and cement help enough to prevent further sinking ? Because I've heard about someone doing this and they still heard cracking sounds etc. 

If I would ever need to add pipes and cement , in case of some sinking, and it doesn't help enough , then what do I do ?  Because I'm not sure my insurance would cover anything beyond a catastrophic collapse.

This is my first newly done rental and it should be soon ready to rent out.

To be honest, I am scared to death of doing something wrong, or missing something vital. 

Does anyone have any experience using avail ?  Is it complicated to use the  background screening or is everything pretty simple ?  And what about creating the lease ?  Is that all that there is really to it , just do the background check and create a lease?

Any advice how to find tenants fast? And what about mid-month start date renting , how is that done?

Some words of experience would be helpful , thanks :)

Hello all,
I bought a house to rent out and I'm in the middle of a total renovation.

My guy friend was basically doing all the renovation work ,except for the cabinets, countertops and a few other things.  Now there's still a lot of work left to do and I'd like to rent it out by next month. 

I'm not sure where to start to find the right general maintenance/contractor people to finish the job? 

Stuff that still needs to be done , in no particular order:

* Grouting 

*  Caulking some ceiling areas in bathrooms

* Install of moldings

* Paint one bathroom

* Install big bathroom mirrors and medicine cabinets,

* Install lights

* Install glass half shower door

* Replace a rotten fascia board and install gutterguard

Any pointers on how and where to get started would be great.

I'm in Gainesville Florida , if it matters.
