This almost seems like a land grab attempt by the government . If landlords can no longer afford the mortgage, the banks would get to unfairly repossess the property and , the banks are off course in cohoots with the government. Agenda21 anyone?

Hello all.

I've been having trouble trying to add sinkhole endorsement to any landlord insurance policy. I can't be the only one experiencing this ?

I would just like to add it for peace of mind, but they all require an inspection and than the inspection doesn't pass.  What are some of you doing or not doing ?

I read online about needing title deed insurance against title deed theft?

Such as at " home title lock.com" ? Is this needed ? Or should I get title insurance?

Hi Rob, I will definitely want to try Avail, I just worry that it won't go as smooth or as fast as through a real estate agent?  What if it takes too long to rent out , what would be my options then (using Avail ) ?   Still, I really want to avoid those high real estate agent fees! 

I'm not on facebook , but will keep it in mind. I was hoping for some alternatives. Turbotenant sounds like avail ,I have no experience using these , I'm a bit skeptical about them.

Bob, what do you mean with government tenants?  PM is project manager I assume? Are they cheaper ? That's my main concern. Thanks for the answers btw :)

I'm hoping some of you here have experience with real estate agents alternatives that are more affordable?
My current real estate agent will charge almost a full months rent for finding tenants. If the house is empty for a month as well that adds up really fast.

So any suggestions ?  I know there's sites like avail.com, but I'm not so sure about that as it's 100% online.

I have zero experience at this point with any of this. Thanks for any suggestions.

Hello,  I have zero experience with this. I did buy a house in 2018 for 260K , put in 30K in renovations (new tubs, new tiles in bathrooms, paint, new shower doors, new cabinets/countertops both in the kitchen and bathrooms). I'm hoping to sell it next year for 360-370K.  Do you think that should be possible ?

Then, with the profit I intend to buy another house, but for less than 260.  Maybe in the 200-220K range, and do a renovation and flip. But I'm not at all sure how I would proceed.

I know a house inspection is needed. What kind of insurance would be good to get ? It doesn't have to be landlord insurance, I assume.

Do I just get some quotes from multiple contractors? Problem is I'm not very design savvy ( I had help with my other house that I won't have now).

Just some tips , websites etc that could be of help. I'm in florida , gainesville if it makes a difference.

Thanks for the answers, but I still haven't gotten the answers I'm looking for. 

What can you do about the loss of house value in case of a sinkhole ? Because even sinkhole endorsement doesn't cover that.

How can you still successfully rent or sell a house with a sinkhole ?

Does anyone know any surplus, or regular , carriers for sinkhole endorsement ?

I see nothing wrong, had two inspections done for insurance companies. The inspectors said everything looks fine. It's just these insurance companies refusing and basically just lying so they can deny coverage. I just want this for peace of mind.

So what are others doing in Florida ? I don't like just having catastrophic coverage, I need the extra coverage for peace of mind. I don't understand, what are others doing, I can't be the only one concerned about this???
