The company I work for, Epifany Properties, sets up syndications all the time. I think its great and I'm involved in one myself.

It seems like we're all on the same page here. There's not much to argue about. Bottom line is that you buy a home because you like it. Sure, you try to buy it below market value, but you buy a home because you like it, not for investment value.

California residential real estate is horrible. Who knows when that market will bottom out. The multi-family home market, however, is as lucrative as its ever been.

I've been trying to search for various ways to optimize the NOI of the various apartment buildings in my company's portfolio outside of the obvious, no-**** variety (i.e. increasing rents, curing vacancy). These solutions would have to pay off within 2-years (the typical holding period of the buildings in the portfolio) so something like installing solar panels wouldn't fit the bill. Any suggestions, links, or other references would be greatly appreciated.
