Post: Buyer's Agent Agreement or Not?

As a South Carolina licensed Realtor, I will share that some listings do not offer a commission unless the buyer is under an agency agreement. The agency agreement protects both the agent and the buyer. I personally do not require it upfront but will ask for it before an offer is placed. This gives me the opportunity to prove my value. I also am in total agreement when an investor asks to make the agency agreement only for a specific property. When I have proven myself they will always come back to me when they are ready to purchase again.

 Yes, although it is more labor intensive than my straight rentals, it is the most profitable. Most of our rentals are for events at the university or lake related.

You’re right, finding the deal is the hardest part.

I get calls and emails from investors all the time asking for the impossible deal. They get on BP and think they can get rich over night. They reach out to us Realtors asking us to find these impossible deals. They lay out their impossible criteria and expect us to spend days scouring the market for them.

I’m not saying this is you but you may be being perceived as such if you’re contacting Realtors with a shotgun approach. There are good deals to be had but my best investor friendly deals will always be presented to those investors that I’ve established a relationship with first.

My guidance is to chose an area, pick an investor friendly Realtor and build a relationship. Be realistic and discuss options. Value their expertise, then follow up, stay in touch and build a valuable relationship. Treat your Realtor as a partner not a telemarketer. A good investor/Realtor relationship can be very lucrative for both parties.

You may also contact South State Bank in our area.  Local banks understand and are used to working with Clemson condos.  We local realtors have clients come in to buy condos in Clemson with the intent of using their own personal bank for financing, only to find that it falls apart and we end up taking these clients to Local lenders. Local lenders understand how to work in this market 

As Jerry said, if you are in an agency relationship then please disregard all of this and consult your agent.

Like @John Underwood my property is in Seneca but I find I am pretty well 50/50 between VRBO and AirBNB bookings. It used to be more AirnBNB but that has changed in the last year

If you’re in St Matthews, you’re still a bit of a distance from the Charleston area. I highly recommend getting to know your immediate area and do your first deal there if at all possible. Especially if it’s a rehab.

I am a local realtor in the area of Clemson.

I have to agree with several points made by both posters above. College students are extremely tough on houses and you need to be aware that there are many restrictions on rentals in Clemson. Even for single-family homes especially rented to students.  

One thing you may want to consider is going to one of the surrounding towns of Clemson where the restrictions can be less. I’m not a property manager, and a full-time realtor. If you need my guidance please reach out to me, I can guide you through the process and avoid the many potential land mines.
