There are tons of Multi-Family properties to find around King and Pierce county. A lot of people are moving to Pierce County or cities south of Seattle and comminuting to Seattle. Although it is hard to get to the 1% rule, you can get close.

@Kerry Smith  is currently house hacking in Thurston county, he  would be a great resource to questions on how to add value while house hacking.

Anything is possible at the auction. But a few things you should know.

1. You have to have the Money on hand or a Auction Company backing you.

2. In King County, the auction is highly competitive.

3. Be careful!!!! The initial price on most of the properties going to auction (especially Auction.com) are low to create a buzz/frenzy. They have step bids (reserves), that are much higher. You also have to equate the auction companies fee if you use one (3% of Tax assessed or FMV, whichever is less) and cost of the hard money loan. All that adds up. Even the online auction, you have to read the fine print about buyers premiums and they also have their own people bid you up to the reserve price point.

I have bought or helped investors buy 12 house from Auction in the last two years. If you need help from an Auction company, let me know and I can put you in contact with the guys I use.

Rockwell is the best online course. They also help write the test you have to take to get your license. Some of the questions will look awful familiar.

Go to one of the Major Brokerages career nights and usually they will give you a discount on taking the course. You have no obligation to work for them, just makes the school cheaper for you.
