You can do it yourself online. Takes about 25 mins, then all you have to do is get your EIN from the Federal Government and you are initially set. If you need help setting it up, you can call me and I will have my accountant help you for FREE.

There are a ton of investors in Pierce County and King County to learn from. Come to one of the meet ups at The Ram in Lakewood, you will meet a few people doing a wide arrange of RE investing (Wholesalers, Developers, Remodelers, RE/Insurance/Mortgage Agents, Home Inspectors, General Contractors and those who are brand new finding their way).

Do not pay any company to teach you!!!! With your skills at design/publicity/web/networking skills/property management you easily can add value to other investors.

If you have any questions or want to bounce idea's off someone, I am an Investor/RE Agent and will help you to the best of my knowledge.

Rockwell Institute helps write the state test, take that for what it is worth. If you use their course and do the cram exams at the end, you will have seen the questions on the test verbatim at least 3-4 times. Pretty Easy

If you do not have to pay any agent commissions then being conservative at 3% should be more than enough to cover your closing cost. Now if you if provide any seller concessions (i.ethe. help them with their closing cost), just add that amount to the 3% for yours and you will be in a good place. More than likely entire process will cost you less. Also, which title & escrow company you choose plays a factor into the cost. I use Ticor Title out of University Place, as they give investors discounted rates on closings through them.
