Chris Low thanks for the reply Chris, I will try to get him to lower the price and if not I'll probably just drop it and move on

Jd Martin It was definitely a little weird. I'm new to this so I'm still learning and I wasn't sure if I should take the deal or not. I feel like it could be a good rental property if I could get him to agree on at least 40k if the property is in good condition as he claims.

Jd Martin I'm planning to wholesale the property to landlords or possibly rehabbers. I haven't walked the property myself but the guy said he's going to send me pictures of the interior. He also claims he's a realtor and that he knows the house is not going to take more than 2k for repairs or cosmetics.

Hey guys, I have a gentleman that want to sell his house but after doing my due diligence, his house is worth around 65,000 to 70,000 after repairs but he wouldn't go lower than 48,000. He said his house doesn't need repairs but only cosmetic work. He had fixed up the house himself and had inspections on it and everything went well. Is this a deal or this a dud? Any advice would be appreciated

Hey guys, I sent out 1000 postcards to absentee homeowners last week I finally got the calls today but from 2 sellers who doesn't sound motivated and 1 angry man asking to be taken off the list. I want to know how many calls should I be expecting from that many post cards and if I should continue doing direct mail.

Hey guys, I want to know if direct mail is still effective in today's market and if it's working for you. I just sent out over 1000 post cards and I want to know if I made the right choice.
