Guy wants 48k for his house

Hey guys, I have a gentleman that want to sell his house but after doing my due diligence, his house is worth around 65,000 to 70,000 after repairs but he wouldn't go lower than 48,000. He said his house doesn't need repairs but only cosmetic work. He had fixed up the house himself and had inspections on it and everything went well. Is this a deal or this a dud? Any advice would be appreciated

OK:

1. Not worth it if you are wholesaling, there's no profit for anyone.

2. If the guy really is a realtor, why would he take 48k on something he should sell on his own for 60?

3. If the guy really is a realtor, why wouldn't he do the 2k for cosmetics himself and pocket his own profit?

Doesn't add up to me.
