In regarding multiple LLC's etc.

When we buy a property, it is titled into a Land Trust, and the trustee, (manager if you will) is an LLC. Since each property is owned by a separate trust, you are creating a few levels of asset protection.

1 Each asset is owned by an individual entity (separate trusts)

2 Finding who owns an LLC is pretty easy.. however finding who owns the trusts.. much more difficult.

3 One tax return.Much less lower tax bill.

One LLC, several trusts.

Just food for thought.

A great place to advertise your property is www.postlets.com

It allows you to create a great flier that you can post on craigslist.

It also post it on several sites, such as backpage.com craigslist, frontdoor, google base and others.

It is free to sign up.

we use a simple yellow letter, followed by a 5 post card campaign spread 2 weeks apart.

It is the basic yellow letter, Hello My name is ......

Our post cards are 4x5 inches and get in on the .29 rate.

5 post cards following the yellow letter,,, we avg 20-40 calls per week.

According to The Mortgage Fraud Blog by Attorney Rachael Dollar the following sites have been ordered shutdown for scamming people who do searches.

I have not used either product, however I know that the initial sign up costs with sales Team Live can be up there.

We wrote the content of the yellow letter on a simple white sheet of paper and then gave it to a local printer. They then printed it on the yellow lined paper.

It was only about 2 cents each but we did 20,000 of them.

Much cheaper than the one dollar plus that the services charge..

Sounds like a good idea...

maybe even subdivide the How to section.. example repairs, find a handyman, fill out a purchase and sales agreement,

and then how about a "where to" examples of trusted vendors and resources?
