Is one supposed to disclose to the lender the fact that they are taking over the mortgage on a property? I think it would only be right, being they dont want the real estate, and you dont want to be accused of fraud by covering it up. I keep hearing that the DOSC is a "law" in some states, but Im not sure if I believe it 100%.

Does anyone here deal in sub2's? Do you contact the lender and tell them what is going on with the mortgage change? If so, has it ever triggered the DOSC? Does one need a good standing with that particular lender to aviod the trigger?

Im more worried about the number of people that called BEFORE me. It was enough to make these people angry.

Well, I called and talked to them. After I asked why they were selling etc., I asked what they were willing to take for their home and they hung up on me. I was thinking it was a dropped phone, etc etc.

I called back and they said they were tired of people asking what they will take for their home. They said, "We placed an ad with a price. That is our price."

Thanks Ryan. I was thinking about offering $55,000, if the inside is respectable. The ad says there is no major problems with the home, but if its anything like the yard, its going to need work.

I saw it in the paper actually. They have to move. I havent seen the inside, but its kind of rough on the outside. It needs yardwork. The comps in the area are around 100,000 and they are asking 60,000.

Its FSBO. Id like to put an offer in to the owner, but I wasnt sure if it was better to call, or send something in the mail. Ultimately, Id like to try to wholesale the home.

So I found a home I think I might be able to wholesale today. After going over everything, I realized i dont know how to actually make an offer on a home. I know it sounds crazy but Im not really sure how. Do I call them with an offer? Do I send them a written offer in the mail? Is there a certain written format or template one should follow?

I never thought about this once until today, surprisingly.

Ryan I know a guy personally who does lease options in Texas. I dont know much about them, but I know he does them. He says its all about contracts, and how they are written to circumvent the anti-L/O legislation. Im not from texas, so Im not sure how it all works, but he has taught people from texas how to do them, and they all say they have had no problem.
