We have a property that could be fixed up and rented for a very good cash flow.

The foundation is sinking and has sloping going on.

Anyone have experience with this?

I am wondering some ways other investors are finding deals without paying high marketing expenses (direct mail, google ads etc etc)?

I am thinking about doing some driving for dollars then finding the owners...then also leveraging the mls.

Anyone have some ways they are marketing with low costs or no costs?

Hard water/Open water fishing (especially for walleye)!!!

Also my wife and daughter are my life so spending time with them. We love to travel and especially love the ocean and mountains!

My advice would be to network with many people in the Cedar Falls area. Find someone who has a portfolio in your sub-market and help them out/bring them value on your free time.

Don’t rush into it is my 2 cents and learn from someone with experience.

Bigger Pockets and local Meetups are a good place to start to find your mentor for this goal!

Hey everyone!

My wife and I have been learning a lot about real estate. Our goal is to be able to be financially free through real estate. Torn between BRRRR and wholesaling lease options.

I would love to extend my services to any other investors out there that want someone who is hungry to help with their business. I’m not looking to get paid I just want experience.

My strengths are analyzing deals and I will soon have my real estate license.

Be clear, you are interviewing the broker not the other way around.
The truth is you can get a job with any brokerage.
They never know which agent is going to make it (so they will take just about anybody).
(The industry fallout rate is about 80% in the first year (I could be wrong about that number, but the number is very high)).

When I interviewed, I brought a list of questions and went right down the list.

But finding the right fit is most important.
The industry is very difficult; you need skills to survive/succeed.
I think a broker with awesome training that fits your schedule that works at your speed and has room for you to grow your business is a good start.

I’ve been a realtor for 11 years and the past 4 years I’ve been with the same brokerage.
I work on a nationwide investor-friendly team, (teaching agents to become investor-friendly and to become investors themselves).
Working with investors allows you to work with fewer clients and do more deals.
