For protection reasons I have heard people not do it. Such as putting investment properties under the unlicensed partner. Didn’t know if that had any credibility or not.

I recently got my real estate license. My wife is planning on getting her license here soon. Is there any downfalls to her getting her license? We plan on investing once we build the realtor bridge.

As a newer investor with no property’s I am wondering how the whole putting a property under contract works?

Let’s say I make an offer and it gets excepted. Am I signing a purchase sale agreement then or if I made an offer is a purchase and sale agreement already signed?

Also, when you have an accepted offer do you usually already have financing in place or do you find a deal and then talk to banks, private money etc etc?

The whole putting something under contract scares me a little because I’m not sure how the whole process goes down.

I am in the process of getting my realtor license and am motivated to use this as one of my tools to get out of my current job.

My current job is a correctional officer and it mentally about knocks me out 5 days a week. I am battling my work days as most of my mental capacity is gone by the time I’m off work.

Instead of complaining or using that as an excuse I am focused on being a top paid realtor and also focus on a side business of rent to own that will go well with my real estate license.

I am asking for any tips or any other realtors advice that wish they knew when they were getting started?

What I mean by sloping is that when you go in both sides of the duplex the floors are uneven throughout. On one side, for lack of a better word, it slopes quite considerably.

I’m not sure what needs to be done with it as this is our first property we have ever looked at.

I can def see why you go after them. This particular property is a duplex with significant sloping going on. I got a free estimate lined up on Monday. Looking forward to it as the property has some really good potential for cash flow!

When you say "sinking", what do you observe that leads to this comment?

Is the lot basically flat or on a slope?

Foundation issues can truly by the F word in a sale, or they can be a stellar opportunity and it really all depends on how big of a grizzly you're looking at.

It has quite the slope to it. I would say it is quite the project. I got a free estimate lined up for the property on Monday. I will know more then
